A vendor is more likely to support the marketing campaign when the agent can explain it clearly. Confidence comes from knowing who the likely buyer is, which channels are being recommended, what each item is there to do, what the campaign will cost, and what payment options are available.
Present the strategy before the spend.
Do not start with the total cost. Start with the buyer and the campaign. For example:
“I believe the strongest buyers for this property will be [buyer type]. To reach them, I recommend this campaign.”
Then explain the main channels.
Keep the explanation simple.
Do not overload the vendor with marketing jargon. Use plain language. For example:
- Photography — to present the property strongly online.
- Property portals — to reach active buyers.
- CRM database — to contact buyers already known to the agency.
- Social media — to extend the campaign beyond active portal users.
- Signboard — to create local exposure.
Recommend, do not apologise.
Avoid language such as:
- “Unfortunately the marketing costs...”
- “I know this sounds expensive...”
- “We could probably cut this back...”
“This is the campaign I recommend for the property, and this is why.”
You can still give the vendor choices without weakening your recommendation.
Be ready to explain every item.
If the vendor asks why something is included, you should have a clear answer. Ask yourself:
- Who will this reach?
- What will it add?
- Why does this property need it?
- Is the cost justified?
Make the budget easy to read.
Show the vendor:
| Campaign Item | Purpose |
|---|---|
| Photography | Presentation |
| Portals | Active buyer exposure |
| Database | Existing buyer contact |
| Social media | Extra reach |
| Signboard | Local exposure |
Then show the cost. Do not hide everything inside one large package figure.
Explain payment options clearly.
Once the vendor understands the campaign, explain how it can be paid. This may include paying upfront, other agency payment methods, or an approved pay-later option through Property.Credit. Property.Credit can allow eligible vendors to fund approved marketing costs and repay later under the provider’s terms. The agent does not need to sell the finance. Simply explain that the option is available.
Agent Action Plan.
- Know the buyer — be clear about who the campaign is designed to reach.
- Know the reason for each item — do not include anything you cannot explain.
- Know the total cost — check pricing before the meeting.
- Know the payment options — be ready to explain upfront and pay-later choices.
- Make a clear recommendation — tell the vendor which campaign you recommend and why.
Confidence does not come from using stronger sales language. It comes from understanding the campaign well enough to explain it simply.
