Keeping Buyer Requirements Current in Your CRM.

Buyer requirements can change quickly. Keeping them current improves property matching and avoids wasting time on unsuitable listings.

Buyer requirements can change quickly.

Budget, location, timing and priorities may all shift during the search.

If the CRM is not updated, the information soon becomes unreliable.

Review the main requirements.

Keep details such as these current:

  • Preferred suburbs

  • Budget

  • Property type

  • Bedrooms

  • Land or floor area

  • Must-have features

  • Timing

  • Finance position

  • Whether they need to sell first

Update after inspections.

Inspections often change what a buyer thinks they want.

They may decide:

  • Another suburb would work

  • They need more space

  • A feature is less important than expected

  • Their budget needs to change

  • They would consider a different property type

Record those changes while they are fresh.

Check in regularly.

Active buyers should have their requirements reviewed from time to time.

A simple question can be enough:

Has anything changed in what you are looking for?

Update their status.

Not every buyer remains active.

They may:

  • Buy through your agency

  • Buy elsewhere

  • Pause their search

  • Decide not to buy

  • Need to sell before continuing

Update the CRM so they are not still treated as an active buyer when their situation has changed.

Avoid outdated property matches.

Old buyer requirements can lead to irrelevant alerts and unnecessary follow-up.

If someone has increased their budget or changed suburbs, the CRM should reflect it.

Keep the record useful.

Buyer requirements should show what the person is looking for now, not what they wanted six months ago.

Accurate requirements make property matching easier and future conversations more relevant.
