How to Follow Up Buyers Properly.
Good buyer follow-up keeps requirements current, improves property matching and helps identify future opportunities.
Buyer follow-up should continue well beyond the first enquiry.
A buyer’s plans, budget and timing can change quickly.
Start with the enquiry.
Record:
Property they asked about
Preferred areas
Budget
Property type
Timing
Finance position
Whether they need to sell first
This gives you a better starting point for future contact.
Follow up after inspections.
After an inspection, find out:
What they liked
What did not suit
Whether their requirements have changed
Whether they want to pursue the property
What they would like to see next
Update the CRM while the information is fresh.
Keep requirements current.
A buyer who started looking six months ago may now have a different budget, suburb preference or property type.
Review their requirements regularly.
Old information leads to poor property matches.
Follow up when they miss out.
A buyer who misses a property may still be actively looking.
Record the outcome and keep the conversation going.
They may also become more flexible about price, location or property type.
Identify buyers who also need to sell.
Some buyers already own property.
If they need to sell before buying, that should be clearly recorded.
They may be both a buyer and a future seller.
Do not lose buyers who purchase elsewhere.
If a buyer purchases through another agent, update their status rather than simply removing them.
They may become:
A future seller
A local homeowner
An investor
A past contact worth keeping
Good buyer follow-up is not just about helping someone buy the property in front of them.
It is about understanding where they are in their property journey and keeping the CRM current.
