How Sales Agents Can Attract More Google Reviews.

Genuine Google reviews can help future sellers understand the service you provide. Learn how to build a professional review request process, choose the right time to ask and make it easy for clients to share honest feedback.

Many satisfied clients are willing to leave a review but never do.

They may intend to write one after settlement, become busy with their move and simply forget. A clear and respectful request process makes it easier for clients to share their experience.

The aim is not to collect praise at any cost. It is to build a steady record of genuine client feedback.

Understand why reviews matter.

A detailed review can help future clients understand:

  • how the agent communicates;

  • whether the campaign felt organised;

  • how buyer feedback was handled;

  • whether advice was clearly explained;

  • how the agent managed difficult moments; and

  • what the client valued about the service.

This information is often more persuasive than the agent describing their own strengths.

Reviews may also help a business stand out in local Google results.

Ask at a suitable time.

The best time depends on the client and the sale.

Suitable opportunities may include:

  • after a strong offer has become unconditional;

  • after a successful auction;

  • following settlement;

  • after a positive client email;

  • when a client thanks the team;

  • during a final campaign review; or

  • shortly after the sale has been completed.

Avoid asking during a stressful contract issue, unresolved complaint or sensitive personal situation.

Do not wait so long that the details of the experience have been forgotten.

Make the request personal.

A review request should come from someone involved in the relationship.

For example:

“Thank you again for trusting me with the sale of your home. If you feel comfortable doing so, would you be willing to share an honest Google review about your experience? Your feedback helps other local owners understand what it is like to work with us.”

This feels more natural than an automated message saying, “Give us five stars.”

Provide a direct link.

Reduce the number of steps required.

Google allows verified businesses to create a review request link or QR code that takes clients to the correct place to leave feedback. Google Business Profile Help

Include the link in:

  • a personal email;

  • settlement communication;

  • a thank-you message;

  • the final campaign report;

  • a printed client card; or

  • an approved follow-up system.

Test the link before sending it.

Ask for honest feedback.

Do not tell clients what rating to leave.

You may offer gentle guidance about the type of detail that helps future clients.

For example:

“If helpful, you may wish to mention the communication, campaign preparation or part of the service that mattered most to you.”

The client should remain free to describe the experience in their own words.

Google requires reviews to reflect genuine experiences. It prohibits incentives offered in exchange for posting, changing or removing reviews.

Avoid review gating.

Review gating occurs when a business attempts to direct satisfied clients to a public review platform while keeping unhappy clients away from it.

A business might first ask clients to rate their experience privately, then send only the highest ratings to Google.

A safer and more trustworthy approach is to create a consistent process for genuine clients, while also providing a clear way for concerns to be raised directly.

Honest feedback should not be restricted to people expected to provide five stars.

Do not offer incentives.

Avoid offering:

  • gift cards;

  • discounts;

  • competition entries;

  • donations;

  • free services;

  • gifts; or

  • other benefits in exchange for a review.

Even if the reward is offered for “any review”, it may still influence the decision to post.

Never purchase reviews or ask staff, friends and family to write about a client experience they did not have.

Follow up once.

Some clients will forget.

A polite reminder may be reasonable:

“I wanted to resend the review link in case my earlier email became lost during the move. There is no obligation, but we would appreciate your feedback if you have time.”

Do not send repeated reminders.

If the client does not respond after one follow-up, leave the request alone.

Build the request into the sales process.

A simple workflow could be:

  1. Identify the appropriate review point.

  2. Confirm that major issues have been resolved.

  3. Send a personal thank-you.

  4. Include the direct review link.

  5. Record the request in the CRM.

  6. Send one reminder if appropriate.

  7. Respond when the review is published.

  8. Ask permission before using the review elsewhere.

This prevents some clients from being forgotten while others receive several requests.

Include buyers where appropriate.

A selling agent may also receive genuine feedback from buyers.

Buyers can comment on:

  • communication;

  • access to information;

  • professionalism;

  • responsiveness;

  • contract coordination; and

  • the way the transaction was handled.

Do not ask a buyer to comment on services they did not receive.

A buyer review should not imply that the agent represented the buyer’s interests during the negotiation.

Respond to the review.

A review process is not complete when the feedback appears.

Thank the client in a natural way. Keep the response brief and protect private information.

Avoid using the reply to advertise services or fill it with suburb names.

Review collection checklist.

  • A direct Google review link has been created.

  • The link has been tested.

  • Suitable request points have been defined.

  • Requests are personal and respectful.

  • Clients are asked for honest feedback.

  • No rating is suggested.

  • No incentive is offered.

  • Requests are recorded in the CRM.

  • Only one reminder is sent.

  • Published reviews receive suitable responses.

  • Permission is obtained before reuse.

  • Negative feedback is handled professionally.

A strong review profile is built gradually.

Ask real clients at the right time, make the process simple and respect their choice. Genuine detail from a smaller number of clients is more valuable than a large collection of vague or questionable reviews.
