Following Up Buyers After Settlement.

Settlement should not be the end of the relationship. Update the CRM, recognise the buyer’s new status and keep future contact relevant.

By Ken Hobson

Once settlement is complete, the buyer relationship changes.

They are no longer just a buyer. They are now a property owner and potentially a long-term client.

Update the CRM.

Record:

  • Property purchased

  • Settlement date

  • Purchase price where appropriate

  • Owner details

  • Whether it is a home or investment

  • Any future property plans

Remove or update old buyer requirements if they are no longer relevant.

Make a post-settlement contact.

A short call, SMS or email after settlement is a simple way to check in.

Ask how everything went and whether they need anything further.

Keep it personal rather than turning it into another sales conversation.

Change their status.

Depending on the person, they may now be:

  • A past buyer

  • A local homeowner

  • An investor

  • A landlord

  • A future seller

Update categories and tags so future communication makes sense.

Set future contact.

Useful future contact might include:

  • A settlement anniversary

  • Relevant local sales

  • Market updates

  • Property value discussions

  • Investor information

  • An appraisal when appropriate

The frequency should suit the relationship.

Keep the property connected.

Make sure the purchased property is linked to the contact.

Over time, that property may become relevant for:

  • An appraisal

  • A future sale

  • Investment decisions

  • Another purchase

Simple post-settlement checklist.

After settlement, check that you have:

  • Updated the contact from active buyer to the correct status

  • Linked the purchased property

  • Recorded the settlement date

  • Removed outdated buyer requirements

  • Noted whether it is a home or investment

  • Recorded any future plans

  • Made a post-settlement contact

  • Set an appropriate future follow-up

  • Updated any property alerts or automations

The aim is to leave the CRM accurate before the transaction fades into the background.

Keep the relationship going.

Settlement closes the transaction, not necessarily the relationship.

A well-maintained CRM should help you stay connected without continuing to treat the person as an active buyer.
