Follow Up Vendors Who Are Not Ready to Commit.

Not every vendor is ready to sign after the appraisal. The follow-up should help them move forward when they are ready.

Not every vendor is ready to sign after the appraisal.

They may still be:

  • Comparing agents

  • Waiting on another property

  • Unsure about timing

  • Concerned about marketing costs

  • Discussing the sale with family

  • Waiting for repairs or preparation work

The follow-up should help them move forward when they are ready.

Find out what is holding them back.

Ask a simple question:

“Is there anything you are still unsure about before making a decision?”

This gives you something useful to follow up on.

Keep the follow-up relevant.

Do not send repeated messages asking if they have decided.

Send something that helps.

This may include:

  • Updated comparable sales

  • A revised campaign budget

  • Property preparation advice

  • A launch timeline

  • A simpler marketing option

  • Payment choices

  • Answers to questions raised earlier

If cost is the concern.

Keep the marketing and payment decisions separate.

You might say:

“If you are comfortable with the campaign but would prefer not to pay the full marketing cost upfront, there is also a Property.Credit pay-later option for eligible vendors.”

This can help remove one barrier without changing the campaign itself.

Keep your recommendation clear.

Do not keep changing your advice just to win the listing.

If you still believe the original strategy is right, say so.

For example:

“I still recommend the same core campaign because I believe it gives the property the right level of exposure.”

Ready-to-Send Follow-Up Message.

Hi [Vendor Name],

Thanks again for meeting with me.

I understand you are still considering your options, so there is no pressure from my side.

I have attached the marketing plan and budget we discussed, along with the recommended next steps.

If upfront marketing cost is part of the concern, I can also show you the Property.Credit pay-later option for eligible vendors.

If there is anything you are unsure about, let me know and I am happy to go through it with you.

Kind regards,
[Agent Name]

Do not over-follow-up.

Avoid:

  • Calling too often

  • Repeating the same message

  • Creating false urgency

  • Discounting immediately

  • Pressuring the vendor

Useful contact is better than frequent contact.

Agent Action Plan.

1. Identify the barrier

Find out what is stopping the vendor from deciding.

2. Follow up with something useful

Do not just ask for a decision.

3. Keep your advice consistent

Do not weaken the strategy without a good reason.

4. Explain payment flexibility

Include Property.Credit where suitable.

5. Set the next follow-up

Agree on a sensible time to speak again.

Good follow-up keeps the conversation open without making the vendor feel chased.
